Kebiasaannya, bila beli rumah pakai loan ni, of course la bank nak protect dia punya interest jugak.. So bank akan wajibkan kena amek insuran nyawa (MRTT/MLTT/MRTA/MLTA) dan jugak insuran kebakaran. Insuran nyawa ni biasenye mmg bole masuk skali dalam loan. Insuran kebakaran je tak masuk dalam loan.

Untuk rumah landed plak, sama ada kita apply sendiri fire insuran tu atau bank akan apply fire insurance tu setiap tahun.. Kalo bank yg apply kan, kita just bayo je la ke bank bila dah sampai masa renew.. Tiap2 tahun kena bayar.

Tapi ada gak jmb (utk apartment) yg x apply fire insurance. Mcm jmb rumah kedai yg saya beli tu, dia xde beli fire insurance utk block.. Jadi bile saya refinance rumah tu, saya kena la beli sendiri fire insuran tu utk unit saya je..

Berapa total kos untuk PL (Personal Loan) jika pinjam 2 bulan je.?

PL (Personal Loan), ari dah buat fullsettlement PL yang 1st tu...Lepas dapat duit remortgage bank tu, terus settle kan PL bank RxB bank dulu..Agak2 berapa kena ye?

Sempat la bayo installment 2 bulan..Lepas tu pegi bank mintak jumlah kalo nak buat full settlement.. Lepas bank kira2, summary dia mcm ni...


APPLY PL = RM 30,000.00

DAPAT CASH IN HAND = RM 29,850 (DUTI SETEM JE CAJ. INSURANS X AMEK)

FULL SETTLEMENT AMOUNT = RM 30,217.07

BEZA = RM 30,217.07 - RM29,850.00 = RM 367.07

INSTALLMENT 2 BULAN YG DIBAYAR = 1368.74

JUMLAH AMOUNT YG DAH KELUAR = RM 367.07 + RM 1368.74 = RM 1735.81




So, buat 30k, kalo pinjam 2 bulan, kos keluar ialah rm 1735.81.

Jadi kita tukar kepada %,


(rm1735.81 / rm29850) x 100 = 5.82% (untuk 2 bulan)

so sebulan = 2.91%. Hmmm...lebih tinggi dari caj kredit card..kredit card biase 1.5% je sebulan. tapi tu belum kira lagi kredit card caj 5% from amount pinjam lagi...so, mungkin lebih kurang je kot..malas nak kira.
tapi xtau la bole ke kire mcm ni nak bandingkan dgn kad kredit...hehehe..
tapi desperate time mana bole memilih sgt...nasib baik islamic term, so xde la penalti jika settle awal.

kesimpulannya:

pinjam(dapat) = rm 29,850

total kena bayar balik = rm 31,585.81


Sekian. Bank pun nak untung jugak kannnnn....

Renovation Permit and Cost



So bile nak renovate rumah tu, kena la apply permit renovation dengan majlis daerah umah tersebut lah..Jangan suka2 nak buat je.. Nanti kena saman, den xtau...

Susah je nak apply permit..Mahal ke? Bukan kontraktor ke yg apply? nak kena lantik arkitek atau konsultan ke ?Nak kena ada plan ke?

Biasenye mmg tuan rumah la yg kena apply..Kalo nak soh kontraktor apply pun bole, kena bayo je la kat kontraktor tu..

Mintak borang kat majlis daerah, nanti dia bagi dan isi je lah.. Majlis daerah yg aku apply ni siap ada buku panduan untuk renovation..Dalam tu dah ada guideline apa yg bole buat dan syarat2 tertentu lah...

Siap dah ada plan lagi..Kalo renovation korg tu, lebih kurang ada plan dalam buku tu, xyah la lantik arkitek/consultant utk buat plan..Just ikut je plan dalam buku tu..Nak extend depan, nak extend belakang, nak extend tepi pun bole..siap ada plan untuk buat rumah anjing lagi..

So kalo korg nak renovate yg biase2 je, ikut je plan dalam buku tu..kalo korang nak renovate besar-besaran, ubah struktur rumah ke, ada nak tambah tandas ke, tu kena la upah arkitek utk lukis plan..pastu kena upah konsultan plak untuk design plan tu.. kire dah ada kos tambahan la..

saya punya permit ni pun baru lebih kurang rm 500 lebih je la..pakai plan yg ada dalam buku tu je..

Nanti dah siap kang, ada la tambahan kat cukai pintu sebab keluasan rumah dah bertambah..
