Aku nak mintak pendapat korang... tentang investment unit apartment Tunjong Pavillion di Kota Bharu nih..

Aku dapat email briefing sikit pasal projek ni dan camana investment nih...

ni email dia:

TUNJUNG PAVILION, kota bharu kelantan.

Harga: RM 121100, Hak milik: list hole 99year. jenis: studio type. (hotel)
manage by swiss garden.
return hotel : 6.5% p.a (wajib dapat)
bonus: dari 0.5% hingga 6.5% (Occupancy Rate)
free legal fees
free maintenance
free sky club membership for facilities.

G.R.Return
cth: RM 121100.00 x 6.5%
=RM 7871.5 / 12 bln
=RM 655.95 SBLAN.

LOAN:
RM100000.00 Dalam masa 30 Thun.
monthly payment : 489.02

Return yang hotel bagi boleh bayar monthly payment loan. RM655.95-RM489.02 = RM166.93

BONUS TAHUNAN:

Dikelantan untuk hotel boleh target untuk 2% DAN KE ATAS

RM121100.00 X 2%
= RM2422 setahun sekali

harga dia dlm RM 400 / sqft....mmg agak mahal..tp dh menjadi rate apartment dan kondo di kb ni rate RM 400 / kp ni...projek ni mmg dilokasi yg cantik..sblh dia mydin mall yg tgh nak bina tu...situ plak penuh dgn komplek2 kerajaan yg telah dibina dan akan dibina.
