Default Prosedur Membeli Rumah 2nd hand (terpakai)

Assalammualaikum dan salam sejahtera

kepada otai² yg terrer² berkaitan urusan pembelian/prosedur pembelian rumah 2nd hand bermula daripada booking..deposit..bank loan..tukar nama..tukaq geran dan lawyer..sebagainya..

Untuk pengetahuan semua aku dah bersetuju membeli rumah di kawasan petaling jaya, sg buloh. W.bagaimanapun aku kurang arif tentang tatacara pembelian tersebut. Jadi kepada yang tahu tatacara/prosedur pembelian boleh kongsi kat sini dengan aku dan geng² yg sedang bercadang nak beli rumah..

antara stepnya..

1. pergi bank then tgk kelayakan loan
2. pergi tengok rumah
3. kalau berkenan.. bayar booking dengan tuan rumah/broker (biasa max 3% dari nilai rumah.. kalau direct ngan tuan rumah boleh bincang lain)
4. pilih lawyer untuk siapkan perjanjian Sale & Purchase (SNP.. pembeli yang pilih lawyer.. pasai kos lawyer ni pembeli kena bayar nanti.
5. dah siap S&P baleh la sains.. biasa time ni kalau ngan broker kena bayar balance 7% pendahuluan balance aritu.. kalau dengan tuan rumah boleh bincang lagi untuk tunggu withdraw akaun 2 KWSP.
6. loan Appove.. sains letter offer la kat bank..
7. tunggu lawyer buat kejer..( untuk dapatkan kelulusan dari pejabat tanah dan daerah.
8. dapat kelulusan pejabat tanah bawa surat kelulusan untuk memohon pengeluaran KWSP akaun 2.. (dokumen diperlukan boleh semak dengan KWSP) kalau dokumen lengkap 5 hari duit dah masuk akaun.. boleh la bayor balace deposit pada tuan rumah kalau ada lagi balance..
9. tunggu awyer buat kejer lagi.. masa ni lawyer S&P akan deal dengan Lawyer bank(loan anda).. kos lawyer bank pun pembeli yang tanggung..
10. dua2 lawyer buat kejer.. (jangn kacau time ni).. ketika ini proses pembayaran balance loan bank untuk owner rumah dari loan bank pembeli..
11. bila da siap bank anda akan kuarkan cek bayar kepada bank owner lama..
12. masa ni leh ambik kunci dah.. dan bulan depannya dah start bayar ke bank..

ni serba sedikit.. harap dapat membantu..

aku pun cadang nk beli umah gak, nk tgk dulu umh baru ka umah 2nd hand, bagus gak klau ada info kt sini, aku pun xtau cara2 nk beli umah 2nd hand, klau umah 2nd hand x dapat ka pinjaman 100% yg kerajaan umum ari tu

aku pakai agent je yg settle kan semua ....

tapi harga rumah dapat diskaun RM2k jer, tapi semua repair kena buat sendiri ....

aku rasa cam beli rumah baru lagi besh dari beli rumah 2nd ... huhuuhuuu
