Najib Launches Amanah Hartanah Bumiputera Fund Print

KUALA LUMPUR, 29 NOVEMBER, 2010: Pelaburan Hartanah Berhad (PHB), a subsidiary of Yayasan Amanah Hartanah Bumiputera (YAHB) today launched its Amanah Hartanah Bumiputera (AHB) investment fund.



This fund enable Bumiputera investors to participate in the ownership of real estate assets with a minimum entry investment of RM500.

AHB has secured from PHB stategic investments in the beneficial ownership of prime commercial properties in the Klang Valley with specific condition that income derived from these property investments are also in compliance with Shariah pronciples.

The fund which first announced by the Prime Minister during the Budget 2011, aims to provide investors with a regular and consistent income stream, and will be available exclusively through Maybank branches nationwide from today onwards.

YAB Datuk Seri Mohd Najib bin Tun Razak, Prime Minister of Malaysia, who is also the Chairman of YAHB said that over the past 3 years PHB has been pursuing selective acquisitions of completed properties, undertaking construction and accumulating land banks for developments.

To date PHB has assembled a stock of distributing "ownership" entitlements to Bumiputera investors.

The Prime Minister also shared that the primary challenge facing YAHB is to achieve the widest Bumiputera participation and at the same time to ensure retention of ownership in Bumiputera hands. YAHB believes that AHB is an ideal solution in that, while the AHB units give absolute beneficial rights to investors, maintaining the legal rights to the properties in PHB, will meet the retention objectives of YAHB.

The Prime Minister also noted that he was pleased that AHB would open doors to Bumiputera investors to be a part of a commercial property due to its high upfront capital.

"I hope that this initiative introduced by PHB will receive the rightful support from the Malaysian BumiputerasN which will in turn contribute to the overall balance of the country's economy. Further, the Shariah compliant nature of the fund will indirectly widenth the Islamic financial hub," he said during the launch of the fund at the Sime Darby Convention Center.

En Kamalul Arifin Othman, Managing Director and Chief Executive Officer of PHB explained that AHB was crafted following screening criteria provided by AHB's Sharoah Advisers, to ensure that the lease income derived from the real estate assets are in compliance with Shariah principles.

"AHB will focus primarily on qinvestments in beneficial ownership of real estate which provide stable income producing and yield-accretive real estate. The competitive returns, low minimum entry point, Shariah compliant and accessibility through Maybank branches nationwide are just some of the benefits that we are able to offer our investors," he said.

The units of AHB are transacted at a fixed price of RM1.00 per unit, with an approved fund size of 1 billion units. The investment is open to Malaysian Bumiputera above 3 months of age, with a proviso that investors below the age of 18 will require a Malaysian legal guardian signatory.

"Kita tidak ingin melihat jurang antara mereka yang berpendapatan tinggi dan rendah semakin melebar, melalui usaha seperti ini maka kita dapat membantu untuk mengurangkan jurang ini.
"Ia juga dapat memberikan satu lagi instrumen di mana kekayaan negara kita ini boleh dimiliki oleh seberapa ramai rakyat Malaysia," katanya ketika berucap melancarkan AHB di Pusat Konvensyen Sime Darby, Bukit Kiara di sini.

Turut hadir, Timbalan Perdana Menteri Tan Sri Muhyiddin Yassin, Menteri di Jabatan Perdana Menteri, Tan Sri Nor Mohamed Yakcop, Ketua Setiausaha Perbendaharaan, Tan Sri Dr Wan Abdul Aziz Wan Abdullah dan Pengarah Urusan dan Ketua Pegawai Eksekutif Pelaburan Hartanah Berhad (PHB), Kamalul Arifin Othman.

Najib berkata kerajaan berpegang kepada prinsip bahawa kekayaan negara haruslah diagihkan secara adil dan saksama kerana sekiranya sebahagian besar rakyat Malaysia yang terdiri daripada golongan Bumiputera tidak dapat merasai kekayaan negara secara adil maka keadaan ini telah menafikan hak mereka.

"Ini juga tidak menyumbang kepada kestabilan politik negara kita pada jangka panjang. Kita tidak mahu menafikan hak golongan Bumiputera untuk terus melabur dan mencapai keinginan mereka berjaya dalam perniagaan dan lapangan ekonomi.
"Tentu sekali kalau golongan Bumiputera lalu-lalang di tengah kota raya dan kalau mereka mendongak ke atas dan melihat bangunan pencakar langit dan bangunan komersil dan mereka merasakan bahawa bangunan yang tinggi nilainya itu tidak dimiliki oleh mereka, maka sudah tentu ini akan menimbulkan rasa tidak puas hati dan kurang senang di kalangan golongan Bumiputera," katanya.

Najib yang juga Pengerusi Yayasan Amanah Hartanah Bumiputera berkata langkah memperkenalkan skim ini dibuat bukan sahaja untuk meluaskan penyertaan pemilikan Bumiputera dalam aset-aset komersil bernilai tinggi, tetapi juga untuk mencari satu kaedah agar pemilikan itu terus berkekalan.

"Kerajaan akan terus bantu supaya pelaburan Bumiputera dapat terus mencari peluang pemilikan hartanah yang strategik dan bernilai tinggi supaya hasrat kita untuk memperlihatkan sebuah negara yang lebih seimbang dari segi pembahagian kekayaan akan tercapai," katanya.

Skim AHB telah diumumkan Najib yang juga Menteri Kewangan ketika pembentangan Bajet 2011 baru-baru ini bagi memberi peluang kepada golongan Bumiputera mempertingkatkan lagi pegangan mereka dalam hartanah-hartanah komersil di lokasi strategik dalam negara.

AHB yang bersaiz RM1 bilion adalah terbuka kepada pelabur-pelabur Bumiputera yang berumur dari tiga bulan ke atas, dengan syarat pelabur yang berumur bawah 18 tahun perlu seorang penandatangan penjaga sah rakyat Malaysia.

Unit-unit akan diniagakan pada harga tetap RM1 seunit.

Pelabur Bumiputera boleh menyertai pemilikan benefisial aset hartanah dengan pelaburan minimum sebanyak RM500. - BERNAMA

cuma kelebihan REITs berbanding UT income lebih stabil sebab source income dari rental hartanah, dan juga jual beli hartanah (UT lebih berisiko sebab labur dalam ekuiti yang terdedah pada turun naik pasaran)
risiko tetap ada

AHB... diniagakan pada harga tetap RM 1.00... kau nak jual balik tetap RM 1.00 juga ke?....ini lebih baik daripada REITS.. sebab REITS diniagakan di bursa malaysia..harga berubah ubah.. dan susah juga nak cair...Kalau nak invest dalam REITS buka akaun CDS dulu... lepas tu beli...online...MAYBANK2u dan CIMB pun boleh...so far.. AXREITS... yang mantap suka bagi dividen..harga sekarang dah mahal...RM2.00 lebih satu unit...dia bagi quarterly bonus tu..banyak lagi reits yg lain lain. macam otai otai betul tak?

itu untuk institusi pelaburan seperti koperasi, syarikat kewangan dan sebagainya.
kalau utk orang awam tak perlu introducer

yg aku tahu, selain daripada kita sebagai individu, tabung ni pun dibuka untuk institusi pelaburan seperti koperasi, syarikat kewangan etc...dan semua sekali akan mewakili berebut 1Billon tu lah...risau jugak kalau2 cepat habis..kalau untuk individu bumi shj macam lambat sikit ler....
