slm.. x sure thread ni dh ader ke blom. malas nk selak page yg blkg.

nk tanya ttg islamic package (home loan).

ader try bukak kt web RHB n Maybank.. RHB guna pakai IBR maybank BFR.. adakah ke2-2 mender ni samer?

pastu x phm..islamic bkn fixed rate ker? naper ader IBR @ bfr nih. very2 x phm..

rhb IBR :5.55% (-1.9%) = 3.6% .... betul???
FAC - Free Acquisition Cost tu = ke ngan FMC @ ZEC

ader pulak yg gini:-

1st - Fixed 3.5%
2nd - IBR -1.25%
Thereafter - IBR - 1.50%

so, ader sesaper yg blh xplainkan?

Ni aku explain dari segi pinjaman..

beza dia? islamic ada ceiling rate.. let say BFR/IBR @ BLR naik pada tahap tinggi, tp islamic loan akan cape pada rate yg dipersetujui..

ok let say rate now 5.55%
and cape rate at 10%.. so kalu BLR naik pada 11% atau more, Islamic loan akan cape pada 10% interest dari loan saje..


islamic nye dari segi konsep
bank akan beli umah dari pemaju dan bank akan jual semula pada pembeli.. so akan ada transaction jual beli..
ini dipanggil perjanjian jual beli..

konvesional lak
dari segi konsep pembeli akan pinjam wang dari bank..
dan beli dari pemaju..
ini dipanggil perjanjian pinjaman..


nak detailkan lagi ke?

ok..mcm ni.. sy x mau citer pasai hukum2 nih... sendiri mau ingat jer la..

klu sy refer RHB Islamic

IBR skang - 5.55% (sama mcm conventional kan)
klu loan rm100,000 ke 299,999 ibr -1.9%

calculation nyer samer cm conventional ker?

** 5.55% - 1.9% = 3.6% la yek. n kadar ini akan naik @ turun mengikut bank negara sama seperti conventional loan. cuma yg membezakan adalh cape yg tlh dipersetujui bersama... klu ikut cth awak ialah 10% adalah kadar paling maksima.. maknanya klu rate naik tinggi maner pon ia akan kira 10% - 1.9%...adakah betul fahaman saya nih??

yes kiraan sama je mcm konvesional, betul ada cape, kiraan bergantung pada monthly rest atau daily rest.. dan saya syorkan HSBC amanh ataupun CIMB-I Home flexi untuk wat home loan ikut islamic term..

kalu daily rest ni pulak kiraan berkurangan harian..
