CIMB-FLEXI HOME FINANCING-I
The Flexi Home Financing-i is basically a combination of Variable Home Financing-i and the special designated Islamic current account namely Special Mudharabah Current Account-i.
The beauty of this product is that it gives customers flexibility to pay their monthly installment whilst at the same time provides a withdrawal facility as well on the customer’s current account (on available credit balance in the Current Account).
Features and Benefits:
Financing all types of completed or under construction residential properties.
Margin of financing (MOF) up to 90%.
Applicants can enjoy a flexible financing period of up to 40 years or up to the age of 70 years, whichever is higher.
GMTA can be financed.
Homeflexi-i offers flexibility of payment.
Earn profit on your Mudharabah Current Account-i.
Lower profit charges when deposit Mudharabah Current Account-i (Flexi Financing).

Maklumat di sini adalah berdasarkan kepada:

(1) LO yang diperolehi drp CIMB Islamic,
(2) http://www.money3.com.my/
(3) Perbincangan lisan dengan CIMB Home Loan Officer (012-2529137) & juga bersandarkan blank & white LO
(4) Perbincangan lisan dengan CIMB Home Loan HQ Officer (1300-8809-00) Bahagian Marketing dan sambungan 2-2-7 untuk meyakinkan lagi cara :)

Berdasarkan kepada keempat2 sumber di atas, tiada caj akan dikenakan terhadap sebarang kemasukan, pengeluaran dan penyelenggaraan akaun (setup, maintenance, payment & withdrawal)

Katakanlah anda membuat pinjaman perumahan daripada CIMB Islamic sebanyak RM 200 000 seperti di atas (termasuk Mortgage Takaful Plan), anda perlu bayar RM 798.27 kepada bank. Katakanlah kita bundarkan kepada RM800 untuk memudahkan pengiraan.

RM800 ini adalah monthly installment / minimun payment. Maknanya tiap2 bulan kita kena bayar sebanyak RM800 dengan interest yang dikenakan sebanyak BFR-2.15 = 5.55 – 2.15 = 3.4 % daily rest culculation

Katakanlah kita ada modal sebanyak RM20 000, maka kita masukkanlah RM 20 000 ini ke dalam akaun home flexi islamic ini (CA CIMB Islamic, yang kad ATM nya warna hijau). So RM 20 000 ini akan mengurangkan interest loan kita tadi.

Setiap bulan, katakanlah gaji anda & isteri adalah RM4000, masukkanlah RM4000 ini direct ke dalam akaun CA CIMB Islamic ini utk serve interest loan. Bila sampai masa bayar bil (air, elektrik, astro, kete, moto, personal loan, CC), gunakanlah saja CIMBclicks utk buat pembayaran direct drp CA td. Bayarlah betul2 sebelum due date, buffer 2-3 hari berkerja untuk pembayaran ke bank2 lain.

Untuk CC islamic, apply lah saja CIMB Islamic CC, ataupun CIMB Islamic Petronas free for life fees (with 2% rebate for petronas fuel & kiosk). 2 produk terbaru keluaran CIMB Islamic

Loan rumah settle, kete settle, bil2 settle, gaji settle dengan cara Islamic banking

Untuk gaji pulak pilihlah cara yang paling mudah. Kalau boleh mintalah HR office anda masukkan terus gaji ke dlm CA CIMB Islamic td. Kalau xboleh, bila gaji masuk je teruslah divert ke dlm CA CIMB Islamic tadi utk serve interest, kemudian manage lah dari 1 akaun ini.

Nak tanya BFR tu apa? Mcm mana nk kira tu? Beza ke dgn BLR?

Base Financing Rate(BFR)atau Kadar Pembiayaan Asas ni untuk Pembiayaan Islam je
kadar BFR skg 6.30-2.45..banyak untung tuh...

kalau diberi pilihan, aku prefer Bank Islam pasal ini satu2nya bank yg mengamalkan sistem pinjaman yg paling hampir disyorkan oleh Islam...

mmg slow pun..duit aku dah seminggu dipotong RM37K dari akaun untuk wat check..sampai lani check pun susah nk kua..

1 lagi Bank Islam ni xdak manner..xde nk kol dulu pemilik akaun kalo nk wat sumting..men bedal semacam jek..dah digertak baru nk explain then xleh jawab tutup tipon..pergh!!
