situ mmg ade tapi mcm aku cakap dlm pos tu, aku cari rumah baru range hrga 200-250k. kalau betul xde xpela, tapi kalu TT leh dapatkan alhamdulillah. yg skrg ade area tu yg aku dah suvei rumah 2nd. kalu ko ada info perumahan baru area tu dgn range hrga yg aku maksudkan bagus gak..

kualiti rumah 2nd kat situ yg murah2 xbape elok. i mean area lestari putra tu kualiti rumah dia aku xberkenan sgt, tapi hrga mmg bole la range 195-250 utk doublestorey saiz 20x70..

maaf..rumah baru nak launch minggu nih..so kena pegi tengok dulu..22/1/2011.mengikut kata agen tuh..ader early booking discounts..build up area..saya tak tanya pulak agent tuh...booking price pun tak kuar lagi..for invesment..hmm...rental>>area Kajang..kurang lah bro>> now kajang area price up like rocket..Kajang 2>400K nadayu 92>400K..jade teres...punya lah mahal.Jelok impian>350k >>tahun 2008 luanch tak samapi pun 200k.huhu.:((.SPNB said low cost flat will increase 200k in upcoming 4years in lembah klang. nowaday raw metarials increase to 10%.hmm..but if u intend to buy n sell later..it depends..MTRA cadang akan dibina sampai ke KAJANG.:-?

Pearl Avenue Kajang is it worth it for investment. Pergi dah pagi tadi tengok site..next to main road and near to Kajang Town. Minta Frontier bagi advice sikit..

For Puncak Saujana..pun dah pi site pagi tadi...kawasan jauh ke dalam..kena lalu few housing areas..rumah murah ..rumah kos sederhana...kilang and so on...tengok finishing kat bhgn luar tu cement render aje...

Seek ur advice Frontier...Kajang Hill ok ke for landed house...i nak choose whether condo or landed house nie...really seek ur advice...nak beli area KL, x mampu..over price..

Yesterday, I was at TLS to pay booking for Pearl Avenue...I think that is the last unit for Phase 2. I got it due to the earlier buyer loan rejected. so total 318 unit no more already..but can still waiting list...

I just wonder from the forumners here whether Pearl Avenue is a good for investment since I a newbie in property. I have searched around, is hard to find a descent price with a descent condo.

Another remark, for condo that is having a commercial status below ground such as Pearl Avenue is it good for investment compare with their own compound. Seek some advice here.

I noticed when pay booking yesterday, TLS (developer) stated no need pay deposit for maintenance, water, electric. For other normal condos, how much to pay add on on top of your purchase price. Wah so many thing hidden charges.

Appreciate any feedback. TQ.

For Tiara, condonya memang superb...jatuh hati bila viewing, tapi for investmnet not sure sbb dia jauh kedalam..who knows in 3 yrs time situ jadi tempat power..rezeki namanya..

Anyway, I beli Pearl Avenue condo sbb nak buat investment...but if u decide nak beli Tiata for stay...tempat tu cun utk family. I tak berani nak bagi advice lebih2 sbb I ni very new in property..perhaps ask Ladypips..she has few properties in Kajang.

Yup sy buat fully furnish, ( barang2 bergantung pada U & permintaan tenant) sy mintak deposit 2+1+ RM500 untuk Utilities,klu org tempatan utilities RM250 je, sebab org luar ni safety 1st laa, klu u nk buat renting xde masalah, 1st thing yg U kene fikirkan adalah rate yg bersesuaian di kawasan U tu (basic unit & fully furnish), yg tu u kene servey sendirila drpd jiran2 or mudah.com.

2nd step u kene buat legal tenancy agreement, itu step wajib u kene buat, kene mentionkan condition barangan & juge harga belian, sekiranya ade kerosakan yg melibatkan human error u boleh charge kerana telah merosakkan barang2. tats Y kene beli peralatan elektrik yg ok skitla, supaya tahan lama.. just my 2 cent advice. good luck

Yes, i am thinking of staying there for the time being, in future maybe nak invest, rent it out or jual.so apa agaknya pendapat on the prospect of renting it out or selling it off later? ok tak?:-?

my concern is the price. is it overpriced for condo with that built-up size and some more located in Kajang? ada jugak terbaca kat forum lain rugi kalau bli strata house in Kajang sbb the land value is not that high if later on you decided to sell it out.

Thanks Chilin for your view. Went to see pearl avenue as well last sunday tp dah habis sbb org dh booking, dorang ckp ble la nk msk dlm waiting list. Yes, i am thinking of staying there for the time being, in future maybe nak invest, rent it out or jual.so apa agaknya pendapat on the prospect of renting it out or selling it off later? ok tak?:-?

my concern is the price. is it overpriced for condo with that built-up size and some more located in Kajang? ada jugak terbaca kat forum lain rugi kalau bli strata house in Kajang sbb the land value is not that high if later on you decided to sell it out.

bro, u need to put TV, as well DVD player. oso put table / study table complete with chair to all rooms. also u need to install curtain to all rooms & living. for ur info, I rented out my apartment at Bandar Sunway to taylor college students. :)

aku cari new project rumah teres dua tingkat area Seri kembangan, Bangi, Dengkil atau kajang (exclude semenyih). Kalau bole lingkungan 20km dari UPM la...

range harga bajet 200k-250k maks..

dah pergi kajang hill, rm278k...5 bulan lepas harga rm263k..
seri bangi bila call melampau gile harga... 20x70 rm415k (lot tengah)
jade hill lagi gile...teres je rm610k!
jade terrace...20x65 rm293k! tu pun dah sold out...

tolong ye TT, jenuh dah aku cari area nih yg harga patut..thanks sis!

Dekat area Sg Merab ada 1 Condo 10 tingkat (90 unit) baru launch January 2011.
Dalam Disember tahun lepas, condo tersebut telah siap 10% pembinaan. Detail adalah seperti berikut:

Nama Kondo: Kondominium Pelangi (Phase 2)
Harga (Ketika lauch): RM180-190K.... skrang da naik RM210K
Keluasan: 1074sq ft (ade yg kecik skit, tp sume above 1000sq ft)
Fasiliti: Swimming pool, security guard, etc.
Lot: Bumi Lot
Diskaun: RM10K (Means, deposit 10% hnya perlu byr lg RM10k approx)
